Edel maintains a diverse practice across the full spectrum of real estate transactions, including asset acquisition and disposal, commercial leasing and advisory work for the State sector and regulated entities. She combines deep industry knowledge with a proven track record of delivering for clients on complex, high-value transactions – with particular expertise in the energy, infrastructure and renewables sector. Edel regularly collaborates across the Firm on a variety of transactions, including large-scale development financings in multiple sectors (PRS, offices, hotels, retail and healthcare) and on corporate M&A deals.
Key highlights include advising:
- the lenders providing finance to Strategic Value Partners on its acquisition of Blanchardstown Shopping Centre, Ireland’s largest shopping centre. The purchase by Strategic Value Partners of Blanchardstown Shopping Centre was the largest commercial property transaction completed in Ireland in 2024;
- Greenlink Interconnector Limited in respect of the sub-sea 500MW electricity interconnector between Ireland and Wales, now in commercial operation;
- Coillte, the Irish state-owned forestry entity which manages approximately 7% of the landholding in the Irish state, in respect of the property aspects of the creation with ESB of “FuturEnergy Ireland”, a 50:50 joint venture with the ambition to develop more than 1GW of renewable energy capacity by 2030 on Coillte owned land. Advising Coillte on co-development agreements for constructing onshore wind renewable energy generation facilities; and
- Bank of Ireland on the provision of development financing for the development by:
- RGRE of the landmark Spencer Dock for Salesforce Inc’s European headquarters and Fibonacci Square for Meta’s European headquarters; and
- Ballymore Oxley of Dublin Landings.
