  • Occupy a particular niche in the area of multi-layered financings
  • Advise alternative finance providers entering the Irish market on Ireland’s regulatory regime and the optimal structuring of their lending products
  • Have extensive experience of working on debt restructuring and related workout arrangements, in conjunction with our Restructuring and Insolvency Group
  • Advise lenders, investment funds and large developers in relation to their construction and real estate finance requirements
  • Regularly advise investment funds and large financial institutions on all forms of fund finance facilities including redemption facilities and project specific facilities, with a particular emphasis on financing transactions involving qualifying investor alternative investment funds (QIAIFs)
  • Specialise in sector specific products such as student accommodation, PRS and nursing homes in addition to residential and office developments
  • Work closely with our loan portfolios team to advise vendors and purchasers of loan portfolios and also advise the institutions financing those acquisitions


Key highlights include advising:

  • A large financial institution on a novel transaction which involved developing a loan product whereby loans are to be made by an SME Lender to dairy farmers supplying a large Irish co-op with the payment profile for the loans matching key milk producing months
  • A number of investment banks on the €2.3 billion financing of Activision Blizzard’s acquisition King Digital
  • A large international financial institution in relation to financing the acquisition of two large, high profile central Dublin sites and their subsequent redevelopment, in each case through a QIAIF structure
  • A financial institution in connection with its financing of the acquisition of a portfolio of Irish Hotels through a combination of QIAIF and limited partnership structures
  • A US based private equity fund in connection with its acquisition of a high profile multinational computer technology company
  • Various alternative lenders in relation to their proposed lending structures, their back funding structures and their onlending platforms
  • Various financial institutions, funds and alternative lenders in relation to the financing of various large residential, student accommodation, PRS and other related development schemes
